Remodeling a condo in Naples, Marco Island, Bonita Springs or Fort Myers is different from remodeling a house. Your homeowners association, the building's concrete structure, elevator logistics and your downstairs neighbors all shape what you can do and how fast it can happen. Done right, a condo renovation is one of the best investments in Southwest Florida real estate — updated high-rise units consistently command a premium. Here is what to know before you start.

Step 1: Read Your HOA Renovation Rules First

Every association publishes alteration guidelines, and they vary widely. Before design begins, request the current rules package. It will typically cover:

  • Approval process: An architectural review application with drawings, material specs and contractor information. Approvals take 2–6 weeks, so build this into your timeline.
  • Contractor requirements: Florida license, general liability insurance naming the association as additional insured, and workers' compensation. Associations reject unlicensed contractors outright.
  • Work hours: Usually 8am–5pm weekdays, sometimes Saturdays, never Sundays. High-rises often require reserving the service elevator for material deliveries.
  • Deposits and protection: Refundable damage deposits, elevator padding and hallway floor protection are standard requirements.

Flooring Rules: The Biggest Condo Surprise

  • Tile and luxury vinyl plank must be installed over an approved acoustic underlayment
  • The association will want the underlayment's lab test report before approving
  • Some buildings require post-installation sound testing

What You Can and Cannot Change

  • Usually allowed: Kitchens, bathrooms in their existing locations, flooring, lighting, interior non-structural walls, painting, closet systems.
  • Restricted: Moving plumbing into new locations (wet-over-dry rules), anything touching exterior walls or windows, HVAC modifications, balcony surfaces (often association property).
  • Never without engineering: Removing walls. Condo walls can be shear walls or contain shared utilities. We verify with the building's original plans before any demo.

Logistics That Affect Your Timeline

Material staging is the hidden challenge in high-rise work. There is no driveway for a dumpster — debris goes down the service elevator in bins, and cabinets and tile come up the same way. Expect a full condo renovation to take 10–16 weeks, roughly 20–30% longer than the same scope in a house. Ordering all materials before demolition is even more critical in a condo, because a missing cabinet doesn't just pause the job — it burns reserved elevator slots.

Storm-Ready Upgrades for Condo Owners

Many Naples buildings are replacing windows and sliders association-wide after recent hurricane seasons. If your building allows individual upgrades, impact-rated windows and doors are worth prioritizing — they reduce noise, block UV and can lower your HO-6 insurance premium.
